Falkland
Chase Apartments is located in downtown Silver Spring.
The property is divided into three separate parcels
(north, south and west) at the intersection of 16th
Street and East West Highway.
Home
Properties is proposing to redevelop the 7.5 acre north
parcel of the property into a transit-oriented, mixed-use
community with approximately 1,000 rental apartment
homes:
- 1,000
rental apartments homes will generate 125 MPDUs
- 1,000
new apartments will result in 47 units on the
North Parcel being dedicated to the County's workforce
housing program for a period of 20 years
- 1,000
new apartments will result in the dedication of 47
units on the South and West Parcels to the County's
workforce housing program for a period of 20 years

Home Properties owns the Woodleaf Apartments in White
Oak, which has been home to an HOC rent supplement
program that was due to expire in May 2009.
Home Properties has offered to extend a modified version
of this program through December 2010. As part
of its Falkland proposal, Home Properties remains
committed to providing affordable homes at Woodleaf
to households earning less than 65% of Area Median
Income for an additional 20 years.
- 60,000
to 75,000 square feet of retail along East West Highway
including Harris Teeter grocery store, restaurants
and service retail
- New
community amenities (pool, club/media room, fitness
facility, business center and playground)
- Improved
and activated streetscape, incorporating the Silver
Spring CBD streetscape initiative with 15 sidewalks,
a double row of street trees and improved lighting
- Restoration
of a 1+ acre park in the south parcel
